What to Know Before You Arrive

We keep the rules simple and we enforce them. The result is a clean, quiet park where families, contractors, and long-haul travelers can live comfortably side by side. Skim the rules below before your first call — and check the FAQ for answers to the questions guests ask most often.

Park Rules

Note: We have the right to remove anyone from the property at any time, for any reason. Rules and regulations may be adjusted by management as needed without notice. Violation of any of the rules below may result in being asked to vacate the park with no refund.

General

  • All RVs must be self-contained, well-kept, and in good condition. RVs over 15 years require management approval.
  • 10 mph speed limit, strictly enforced.
  • Maximum 4 people per site (2 adults, 2 children), 1 RV, 2 vehicles. Additional persons $10 per person per night up to maximum.
  • Monthly fees due on assigned date. $25 late fee after 3 days, $5/day after that. Non-payment after 12 days may be prosecuted under Texas Theft of Services Law.
  • No open flames or fireplaces. Manufactured outdoor grills permitted.
  • Keep your site neat and presentable. $75 minimum cleanup fee if we have to clean it.
  • One main power source only — 30 OR 50 amp, not both, without written permission.
  • No outside freezers, refrigerators, washers, or dryers.
  • Trash must go in dumpsters in tied bags. Cameras monitor the dumpsters.
  • No hanging laundry outside.
  • No structures on site (decks, outbuildings, dog fences, tents, etc.). 5th-wheel front-end covers encouraged.
  • All water and sewer hoses must be free of leaks. Sewer connection mandatory at all times. $75 minimum cleanup fee for raw sewage spills.
  • No flushing wipes, Q-tips, or hygiene products.

Pets

  • Pets on leash at all times. No farm animals.
  • Pick up waste immediately, around your site and anywhere on park property.
  • Management may refuse pets based on breed or behavior.
  • Owners are fully responsible for pets. Noisy pets not tolerated.
  • Pets may not be left outside unattended.
  • Beware of snakes and wildlife. Don’t feed or leave food out.

Vehicles

  • Valid driver’s license required for any motorized vehicle on park property, including golf carts.
  • Current registration, inspection, and plates required.
  • No parking on the street or grass.
  • Park only in your assigned site.
  • No ATVs, scooters, minibikes, or unlicensed motor vehicles.
  • No vehicle maintenance or repairs on park property.

Behavior

  • Quiet hours: 10 PM to 6 AM.
  • After-hour disturbance fees may apply.
  • No loud parties, large gatherings, or excessive noise.
  • Common courtesy required. Abusive or threatening behavior is grounds for immediate eviction without refund.

Damage to Park Property

  • Guests are responsible for damage to park property.
  • T&C is not liable for fire, theft, vandalism, weather, injury, or personal property loss.
  • Rules and rates may change at any time without notice.
  • For emergencies, dial 911.

Do you require reservations?

Yes, with rules. Pets must be leashed at all times, you’re responsible for cleaning up after them, and management reserves the right to refuse pets based on breed or behavior. Wildlife and farm animals are not allowed.

A $25 late fee applies after 3 days, then $5/day after that. After 12 days of non-payment, we may pursue prosecution under Texas Theft of Services Law.
No. Outside freezers, refrigerators, washers, and dryers are not permitted on any site.
No structures on assigned sites — that includes tents, decks, outbuildings, and dog fences. 5th-wheel front-end covers are encouraged.
